Short-Term Rental Ordinance Update (1.15.2026)

On July 24, 2025, the DeKalb County Board of Commissioners approved the substitute Short-Term Rental Ordinance (TA-24-1246762) with a 180-day implementation period. On January 13, 2026, the DeKalb County Board of Commissioners approved an extension of the implementation period. The implementation period is now scheduled to end on May 20, 2026.

The Short-Term Rental application and registration process is not yet available. Information regarding permits, registration, and compliance will be provided as the ordinance moves toward full implementation. What is a Short-Term Rental?

A short-term rental (STR) is the rental of any room, lodging, or overnight accommodation for 30 consecutive days or less. This includes vacation homes, residential dwellings, guestrooms, or overnight lodging advertised through platforms such as Airbnb, Booking.com, VRBO, and others.

Highlights (Supplemental Regulations)

  • Applies to properties in unincorporated DeKalb County.
  • An 8% excise tax is charged on all short-term rentals, as authorized by state law.
  • A permit from the County’s Business License Division is required before renting any portion of a dwelling unit as a short-term rental.
  • Permits cannot be transferred, assigned, or used at another location.
  • Permits must be renewed annually through the Business License Division.
  • Applications must include owner and property contact information, 24-hour contact for a designated agent, the number and location of parking spaces, and a signed acknowledgment of requirements.
  • Owners must ensure guests do not disrupt the neighborhood or interfere with neighbors’ quiet enjoyment of their properties.
